West Brighton is a North Shore neighborhood in ZIP 10310, between Port Richmond and New Brighton, with Snug Harbor Cultural Center and the Staten Island Zoo close by. PropertyShark counts 3,732 residential units in West Brighton: 2,703 single-family homes, 893 units in two-to-four family buildings and 134 condo units. It is a neighborhood of detached and semi-detached houses on real streets, a short bus ride from the St. George Ferry.
PropertyShark puts the West Brighton median sale price at $787,500 for Q2 2026, down 7.9% from $855,000 in Q2 2025, on fourteen sales. Houses alone recorded an $820,000 median, down 4.1%, on twelve sales. Redfin, measuring the three months ending August 2026, puts the West Brighton median at $765,630, up 13.4% year over year, on 31 sales, with a median of 36 days on market and homes selling at 99.0% of list price.
Same neighborhood, opposite signs. The two sources measure different windows and different neighborhood boundaries, and fourteen sales in one quarter is a thin sample.
