St. George is where most of Staten Island's new multifamily housing is being built. The rezoning next door, a new tax program and a waterfront tower now on the market all shape what a new-construction buyer pays.

St. George is the North Shore neighborhood in ZIP 10301 around the Staten Island Ferry terminal. It is one of the few places on Staten Island where new mid-rise and high-rise housing is going up, because the zoning around it was changed to allow it.
The St. George median sale price was $710,000 in Q2 2026, up 22.9% year over year, on just 8 recorded sales, according to PropertyShark. Those 8 sales split evenly: 4 condos at a $490,000 median and 4 houses at a $755,000 median. Redfin, measuring the three months ending August 2026 with a different boundary, puts the median at $419,797, down 10.4%, with a median of 50 days on market. The two sources disagree by almost $300,000 because the samples are tiny and one is weighted to houses, the other to apartments. For a new-construction buyer, the only comparison that holds is the resale record of condos in similar buildings nearby. For context, the Staten Island median in Q2 2026 was $750,000, up 2.7% on 747 sales.
The Bay Street Corridor rezoning, approved by the City Council on June 26, 2019 (CPC case C 190113 ZMR), changed about 14 blocks of Bay Street from light manufacturing and low-density residential zoning to medium-density R6 and R6B residential, plus two blocks of Canal Street to R6B. It created the Special Bay Street Corridor District, applied Mandatory Inclusionary Housing, and was projected to produce about 1,800 new homes and 275,000 square feet of commercial space. The corridor runs south from St. George through Tompkinsville toward Stapleton. The rezoning is why Staten Island has any R6B zoning at all: city PLUTO data shows 65 R6B lots on Staten Island, all from this North Shore rezoning, against 39,673 in Brooklyn.
Most new St. George construction is rental, which matters to buyers in two ways. First, the first phase of Lighthouse Point at 5 Bay Street delivered 115 rental units in a 15-story building, and the development was listed for sale at a $45 million asking price in August 2026. Second, new condo supply is thin, so a well-built resale condo near the ferry competes with very little new product. Joseph Ranola checks the offering plan status, the sponsor's sales record and the tax benefit on any new-construction unit before a buyer commits. Possibly, and it is worth confirming unit by unit. New York's 485-x program, adopted April 20, 2024, replaced 421-a for buildings of six or more units that start construction after June 15, 2022 and by June 15, 2034. Its homeownership option, Option D, provides a 20-year benefit for condos and co-ops outside Manhattan where the assessed value is at or below $89 per square foot after completion, and buyers must live in the unit as a primary residence for five years. A new-construction condo with that benefit carries lower taxes for years, and a resale buyer should know exactly how many years remain.
Joseph Ranola knows the North Shore block by block and prices new product against real resale data, not sponsor brochures. Sellers see it in results: "My house sold the very next day after it appeared on the MLS listing and it sold for 38,000 more than the asking price! ... I also want to add that Joseph is an active participant in the Staten Island community and he cares about making and keeping connections." — Renee Watson, verified Google review.
