What warranty does a new construction buyer get in Prince’s Bay?

New York General Business Law section 777-a gives a one-year workmanship warranty, a two-year warranty on plumbing, electrical, heating, cooling and ventilation, and a six-year warranty on material defects, measured from the warranty date. Written notice is required before suit and within 30 days after the warranty period ends. Suit must be filed within one year after the warranty period ends or four years after the warranty date, whichever is later. Section 777-b governs how a contract can modify the warranty. Joseph Ranola is a real estate broker, not an attorney, so have your attorney review the contract.

What does a home cost in Prince’s Bay in 2026?

Redfin reports a Prince’s Bay median of $974,727 for September 2026, up 4.2%, on 15 sales with a 45-day median time on market and a 98.4% sale-to-list ratio. Redfin does not break out new construction, so Joseph Ranola prices a new home from its closest sold comparables.

Does the warranty cover defects a buyer could have seen?

No. The statute excludes patent defects a reasonable inspection would have revealed, so a pre-closing inspection of a new home is not optional.

Should a buyer hire an inspector for new construction?

Yes. A new home passes a municipal inspection, which is not the same as a buyer’s inspection, and the warranty clock starts at the warranty date.

Why do Prince’s Bay buyers hire Joseph Ranola?

Joseph Ranola keeps the warranty dates, the punch list and the closing on one calendar. The Freddie Mac 30-year fixed average was 7.40% for the week of October 8, 2026, up from 6.30% a year earlier.
