Kensington is a Brooklyn neighborhood in ZIP 11218 between Prospect Park South, Windsor Terrace and Borough Park. PropertyShark counts 6,398 owner-held residential properties there: 2,779 co-op units, 2,201 two-to-four family houses, 786 single-family homes and 618 condo units. Two-to-four family houses are by far the largest category of owner-held buildings in the neighborhood, and the median structure was built in 1941.

It can be, and the reason is structural rather than a price trend. With 2,201 two-to-four family houses, Kensington has one of the deepest rental-house inventories in brownstone-adjacent Brooklyn, along the F and G line at Church Avenue and Fort Hamilton Parkway. The math on any specific house comes down to the legal unit count on the certificate of occupancy, the current rents and whether any unit is rent-stabilized.
