Livingston is a small pocket on Staten Island's North Shore wedged between West Brighton and Randall Manor, and it is one of the hardest neighborhoods in the borough to price, because almost no data provider tracks it as its own geography. That is not a reason to guess. It is a reason to count buildings instead of reading medians, and in Livingston the buildings are countable on one hand.

There is effectively one co-op complex in ZIP 10310: Bard House Inc., the garden-style walk-up co-op at 142 through 162 Bard Avenue, built in 1947 and sitting on a single tax lot, Block 138 Lot 119, roughly 2.49 acres, zoned R3X. Every even-numbered Bard Avenue address in that range is part of the same corporation, which is why searching by street number produces what looks like several buildings and is actually one.

The live inventory number is the one worth writing down. As of September 16, 2026, there is exactly one co-op listed for sale in all of ZIP 10310: 146 Bard Avenue, unit 22B, a two-bedroom, one-bath of 806 square feet asking $350,000, which is $434 per square foot, with maintenance of $869.17 per month that includes heat, property taxes, water, cable, snow removal, landscaping and exterior maintenance. It is pet-friendly and came on in mid-August 2026. The same unit traded at $299,000 in October 2022, so the ask represents about a 17% move in four years.

Only one 10310 co-op sale has recorded in 2026: 154 Bard Avenue, unit 14A, a two-bedroom of 735 square feet that closed at $280,000 on April 8, 2026 after 208 days on market, about 2% under list. What is the difference between buying a co-op and a condo on Staten Island's North Shore?

A co-op buyer purchases shares in a corporation and receives a proprietary lease; a condo buyer receives a deed to real property. On the North Shore that distinction shows up in three practical places. First, financing: co-op lenders on Staten Island are a shorter list than condo lenders, and some require a minimum down payment above the building's own minimum. Second, the board: a co-op board can decline a buyer, and a Bard House application will ask for financials that a condo purchase never touches. Third, resale liquidity, which is the one that gets underestimated. When a ZIP code has one co-op complex and one recorded sale a year, your exit is governed by how many buyers happen to be looking at that complex in the month you list.

Condo inventory in 10310 is nearly as thin. As of mid-September 2026 there are two condos listed in the ZIP: 1131 Forest Avenue at $569,000 for a two-bedroom, two-bath of 1,693 square feet, and 490 Clove Road unit 1H at $309,999 for a two-bedroom, one-bath of 900 square feet. 490 Clove Road, built in 1986 with on-site laundry, storage and assigned parking next to Clove Lakes Park, is the only recurring multi-unit condo building in the ZIP. Notice that every one of those numbers is a house number. That is the trap. There are 23 co-ops listed across the whole North Shore and 61 across all of Staten Island right now, and none of the 23 are in 10310. Running that as one search instead of five is the difference between having three options and having one.

Two common mix-ups are worth naming, because both cost buyers time. Snug Harbor Apartments, at 102 through 116 Bard Avenue and 91 through 105 Davis Avenue in 10310, is a rental complex, not a co-op. And Skyline Terrace is at 350 Richmond Terrace in 10301, not on Bard or Davis. Livingston itself is walkable to Clove Lakes Park, served by the Forest Avenue bus corridor, and within the North Shore school zones, which is most of why the house market here holds up even when the attached-unit market barely trades.
