Older homes and homes with less ideal drainage can hide flooding risks that lead to costly repairs, mold or lower resale value. Start by observing the basement carefully. Common signs that water intrusion or flooding may be a risk include:

  • Water stains on walls or floors, peeling paint, white mineral “efflorescence” deposits on masonry.

  • Musty odors, mold or mildew growth especially in corners or near foundation walls. 

  • Cracks in the foundation walls or floor slabs, gaps between floor and walls, walls that bow or lean inward. 

  • Poor exterior drainage: downspouts that dump water right next to the foundation, ground sloping toward the house instead of away.

  • Before you buy: Inspect the basement in daylight, look for signs above, ask about past flooding or water intrusion, and include a clause in your contract for waterproofing inspection.
