Most home purchases do not fall apart over price. They stall over people. Here is how Camille’s family got to the closing table on their dream home while the other side of the deal kept making it harder.
A dream home, a seller who made the process harder than it needed to be, and a buyer’s agent who kept everyone moving.
| Deal Type | Home purchase, buyer represented |
| Neighborhood | Staten Island and Brooklyn service area (not named in the review) |
| Challenge | A difficult seller complicating an otherwise smooth purchase |
| Result | Dream home purchased, with a five-star review |
Camille Carlson and her family were buying their dream home. A purchase like that comes with a long list of people who all have to show up at the right time: a home inspector, a real estate attorney on each side, a lender, an appraiser, a title company. Every one of them works on their own schedule, and the buyer is the only person in the chain who needs all of them at once.
The family wanted an agent who would do more than open doors. They wanted someone who would line up the right people, explain each step before it happened and keep the whole process from feeling like a second job.
By Camille’s own account, most of the purchase went smoothly. The exception was the seller. A difficult seller can slow a deal in a dozen ways: late responses on contract points, resistance after the inspection, slow access for the appraiser, shifting positions on dates. None of those things kill a deal on their own. Together they wear buyers down, and a buyer who is worn down starts making concessions just to make the friction stop.
That was the risk here. Not a bad house or a bad price, but a good purchase dragged into delay by one party who made the process more complicated than it needed to be.
Joseph Ranola’s first job was building the family’s team. He connected them with inspectors, attorneys and everyone else the purchase needed, so each step had a professional in place before the deal reached it. Then he walked the family through every stage in advance, so nothing that happened came as a surprise.
When the seller started to slow things down, Joseph stepped in directly. In practice that means staying on top of every person involved on both sides, following up the same day rather than the next week, and keeping the seller’s side accountable to the dates in the contract. The goal is to make the path of least resistance for a difficult seller the path to closing. As Camille put it, Joe knows exactly how to step in, stay on top of everyone involved and get things moving quickly.
Just as important, Joseph kept the family from absorbing the stress. A buyer who feels someone is in their corner does not make panic concessions.
Camille’s family closed on their dream home. Nothing fell through the cracks, and the family came out of a stressful stretch of the purchase still feeling that someone had been working for them the whole way through.
“We truly cannot say enough great things about Joe Rinola! From the very beginning, Joe went above and beyond to make the entire home-buying process as smooth as possible. He connected us with all the right people we needed along the way, from inspectors to attorneys and everything in between, and he took the time to explain every step of the process. He is incredibly patient, knowledgeable, responsive, and genuinely cares about his clients. Even when everything is going smoothly except for a difficult seller making the process more complicated than it needs to be, Joe knows exactly how to step in, stay on top of everyone involved, and get things moving quickly and efficiently. He never lets anything fall through the cracks and always makes us feel like we have someone in our corner. On top of being an incredible realtor, Joe is funny, personable, and somehow manages to make even the stressful moments of buying a home a little easier. We will forever be grateful that we chose him to help us purchase our dream home. If you're looking for a realtor who is knowledgeable, patient, proactive, and truly goes to bat for his clients, Joe is the one. We couldn't recommend him more!”

A buyer facing a difficult seller should lean on the contract and on their own team rather than negotiating emotionally. In New York, the signed contract sets the dates and obligations, and the buyer’s attorney enforces them. The buyer’s agent keeps everyone on schedule, documents every request and keeps communication professional. Joseph Ranola is a real estate broker, not an attorney, and any question about a seller breaching the contract belongs with the buyer’s real estate lawyer.
A New York home buyer typically needs a buyer’s agent, a real estate attorney, a mortgage lender, a licensed home inspector and, through the attorney, a title company. Many buyers do not know any of these people when they start. A good buyer’s agent connects the buyer with professionals who answer the phone and close on time, because one slow vendor can push a closing back by weeks.
Not automatically. Some concessions are worth making to protect a home the buyer truly wants, and some are a seller testing how much pressure the buyer will absorb. The right answer depends on what the concession costs, what the contract already requires and how strong the buyer’s position is. A buyer’s agent should lay out those tradeoffs plainly so the decision is made on the numbers, not out of exhaustion.
