Here is what is coming out of your gross sale price in 2026 — for both Staten Island and Brooklyn.

The line items every NYC seller pays

  • NYS transfer tax: 0.4% of sale price (1.65% above $3M for a 2- to 6-family home effectively)
  • NYC Real Property Transfer Tax: 1% on residential sales under $500,000, 1.425% above
  • Mansion tax: The buyer pays this, but it suppresses your top buyers — if your home is right under a threshold ($1M, $2M, $3M, $5M, $10M, $15M, $20M, $25M), price strategy matters
  • Seller attorney: $2,000 to $4,500 depending on complexity
  • Title-related charges: Usually buyer-side, but check your contract
  • Broker commission: Negotiable; typically 5% to 6% total split
  • Coop flip tax: Building-specific; can be 1% to 3% of sale price
  • Concessions to buyer: Closing-cost credits, repair credits, etc.
