How to Sell a House Without a Realtor in NYC (Honest FSBO Checklist)

You can absolutely sell your home yourself in New York, and some people should. But for-sale-by-owner means you personally own every step a listing agent normally handles, including the legal paperwork. Here is the honest checklist, and the moment FSBO actually makes sense.

Step 1: Price it with real data

Pull recent closed comparable sales on your block, not online estimates, and price against what has actually sold in the last few months. Overpricing is the most common FSBO mistake, and a stale listing costs you more than a commission ever would. If you are not sure, pay for an appraisal before you list.

Step 2: Prep, photograph, and market the home

Clean, declutter, make small repairs, and hire a professional photographer, because most buyers judge your home on their phone first. You are responsible for the listing copy, the yard sign, the online exposure, and getting the home in front of buyers and their agents. Thin marketing is the reason many FSBO homes sell for less.

Step 3: Handle showings, offers, and negotiation yourself

You field the calls, schedule and run the showings, screen buyers for real financing, and negotiate every offer directly, often against a buyer's agent who does this for a living. Ask for a pre-approval letter before you spend a Saturday on someone, and get comfortable holding your number.

Step 4: The legal documents you are responsible for

In New York every sale runs through attorneys, but as a FSBO seller you still gather and provide the deed, the existing survey and title documents, the Property Condition Disclosure Statement or the statutory credit in lieu of it, mortgage payoff information, and the NYC and NYS transfer tax forms such as TP-584 and RP-5217. Your attorney drafts the contract of sale; you supply the facts behind it. Miss a disclosure and you can be liable after closing.

When does FSBO actually make sense?

FSBO works best when you already have a ready buyer, a family member, a tenant, or a neighbor, so you are not paying for marketing or exposure you do not need. It also works when you have sold before, have time during the day for showings and calls, and are comfortable negotiating. If you are relying on the open market to find your buyer, the wider exposure a listed home gets usually nets you more even after commission. Be honest with yourself about which situation you are actually in.
