After Hurricane Ida, thousands of NYC homeowners learned this the hard way when basements, heating systems, and belongings were destroyed with no coverage. Flooding, meaning water that rises from the ground, requires a separate flood insurance policy.
How do I know if I need flood insurance?
Check your FEMA flood zone at msc.fema.gov in about 30 seconds. Zone AE and VE are high-risk, and if you have a federally backed mortgage, your lender requires flood insurance. Zone X is lower risk and coverage is optional, but over 25 percent of claims come from Zone X properties, so it is still worth considering near water or low-lying areas.
Which Staten Island and Brooklyn areas are highest risk?
On Staten Island, the South Shore from Tottenville through Great Kills and the East Shore from Fort Wadsworth through Midland Beach carry the highest coastal risk. In Brooklyn, Red Hook, Coney Island, Brighton Beach, Manhattan Beach, Gerritsen Beach, and parts of Sheepshead Bay are in or near AE zones.
How much does flood insurance cost, and how do I lower it?
A policy in a low-risk zone can start around 400 to 700 dollars a year; high-risk waterfront premiums run much higher under Risk Rating 2.0. To lower it: get an Elevation Certificate, elevate your mechanical systems, install flood vents, compare NFIP against private carriers, and consider elevating the structure during a major renovation. Note the 30-day waiting period, so buy before you need it.
