In New York's market, a serious offer starts with a pre-approval letter. Here is what pre-approval actually is, the documents you need, and how to get one before you fall in love with a place you cannot yet make an offer on.
A pre-qualification is a quick estimate based on numbers you tell the lender. A pre-approval is the real thing: the lender verifies your income, assets, and credit and issues a letter for a specific amount. In Staten Island and Brooklyn, listing agents and sellers take pre-approvals seriously and often ignore pre-quals. Get pre-approved before you tour, not after you find the one.
Have these ready: two years of W-2s or 1099s, your two most recent pay stubs, two to three months of bank and asset statements, two years of tax returns if you are self-employed, photo ID, and a written explanation for any large or unusual deposits. Being organized here is the difference between a two-day approval and a two-week one.
Lenders look hardest at two numbers. Your credit score sets your rate and, at the low end, whether you qualify at all; conventional loans generally want 620 or higher, and FHA can go lower. Your debt-to-income ratio, monthly debts divided by gross monthly income, ideally sits at or under 43 percent. Paying down cards and not opening new credit before you buy both help.
With your documents in hand, a pre-approval often comes back in one to three business days. The letter is typically good for 60 to 90 days, after which the lender re-pulls credit and updates it. Start the process before you are seriously shopping so you can move the day you find the right home.
The State of New York Mortgage Agency, known as SONYMA, offers below-market fixed rates and down payment assistance for eligible first-time buyers, and there are additional city and state closing-cost programs worth asking about. Not every lender is a SONYMA-approved lender, so if these programs interest you, choose one that is. A good local loan officer will tell you which programs you actually qualify for.
