Living in Dyker Heights, Brooklyn: The Honest 2026 Guide

Updated November 2026

Dyker Heights is the closest thing Brooklyn has to a quiet single family suburb: detached brick homes with driveways and yards, in a borough where most people are stacked in apartments and fighting for a parking spot. Here is the honest picture of living and buying here in 2026.

Where Dyker Heights is

Dyker Heights sits in the far southwest corner of Brooklyn, between Bay Ridge, Bensonhurst, Borough Park, and Fort Hamilton. Roughly, the Gowanus Expressway runs along the top, Bay Ridge Avenue (69th Street) is the northeast edge, 16th Avenue is the far side, and the Fort Hamilton Army base anchors the southwest. It puts you minutes from the Narrows waterfront, the shops on 86th Street, and quick access to the Belt Parkway and the Verrazzano.

Big lots, driveways, and real houses

The neighborhood was laid out in the 1890s as a planned suburb with deed rules that required large lots, so even today you get detached and semi detached single family and 2 family brick homes with driveways, garages, and yards on lots that are big by Brooklyn standards. Below 86th Street you find the famous oversized custom homes. In most of Brooklyn a private driveway is a fantasy. Here it is normal, and parking is far easier than almost anywhere else in the borough.

What homes cost here in 2026

As of late 2026 Dyker Heights is one of the higher priced 1 and 2 family markets in Brooklyn. Modest attached homes generally run in the high six figures into the low seven figures, and the larger detached and custom homes go well above that. Only a handful of homes sell here each month, so a single online estimate is unreliable. Ask me for the current closed sales before you anchor on a number.

The honest commute

This is the biggest tradeoff in Dyker Heights: there is no subway station inside the neighborhood. The closest trains are on the edges, the D along New Utrecht Avenue and the N on the Sea Beach line near Fort Hamilton Parkway, a 15 to 20 minute walk from the center, or you take the X27 or X28 express bus. Figure 45 minutes to an hour to Midtown. It is a car friendly neighborhood. If a short, reliable train commute is your top priority, this is probably not your spot.

Schools, 13th Avenue, and the Christmas lights

You are in District 20, one of the more sought after districts in Brooklyn, with schools like PS 127, PS 204, and PS 176, plus Poly Prep Country Day School and Fort Hamilton High School nearby. District 20 is popular and crowded, so confirm the exact zone for any address. The heart of the neighborhood is 13th Avenue, co named Dyker Heights Boulevard, lined with longtime Italian owned shops, and every December the blocks around 83rd to 86th Street between 10th and 13th Avenue put on one of the most famous holiday light displays in the country, drawing hundreds of thousands of visitors.

Who Dyker Heights fits

It fits the move up family buyer who wants a real house, a driveway, a yard, strong schools, and a safe, quiet neighborhood, and who drives or does not need a fast train. People buy here and stay for decades. It is less of a fit if you need a quick subway commute, or if you want an affordable 2 family to rent out, since Dyker Heights leans single family and higher end and neighboring Bensonhurst offers more 2 family options for that.
