Termites are more common than most buyers think, especially in older Staten Island and South Brooklyn homes with original framing, damp basements or soil contact near wooden structural elements. Waiting for the inspector to point them out is a mistake. Knowing the early signs yourself gives you negotiation power and keeps you from walking into a costly repair.
The Early Physical Clues of Termite Activity
Mud tubes along foundation walls, sill plates or basement beams. Subterranean termites build these tubes for moisture protection.
Soft or hollow sounding wood when tapped. Termites often eat from the inside out.
Buckling or blistering paint that resembles water damage. Termites can tunnel close to the surface, distorting finishes.
Pin sized holes in drywall or baseboards where termites push out frass or exit.
Frass (termite droppings) that look like small wood colored pellets near cracked trim or floor joints.
Areas to Check in Staten Island and Brooklyn Homes
Basements and crawl spaces, especially where wood touches concrete.
Old sill plates, rim joists and beams, which are common in pre war homes in neighborhoods like Port Richmond, Stapleton, Bay Ridge and Dyker.
Attached garages, where moisture and slab cracks attract colonies.
Exterior soil to wood contact, common in older additions, porches or decks.

Why Catching It Early Matters
Termite damage can compromise joists, sill plates and sometimes structural stability. Even if damage is limited, a termite finding can trigger lender conditions or stall your deal if not addressed quickly.
When I walk clients through homes in the 103xx and 11209, 11214 and 11228 markets, I always check basement beams, exposed framing and exterior grading before the inspector arrives. Early detection changes everything about leverage and next steps.
