In a balanced NYC market, a well-priced home in Staten Island or Brooklyn goes into contract in roughly two to six weeks. Right now Staten Island is averaging around 70 days on market from list to contract, but sharply priced homes move much faster. Overpricing is the single biggest reason a listing stalls.
Once you accept an offer, New York deals run through attorney review, the buyer's mortgage commitment, the appraisal, title work, and the final walk-through. Budget 45 to 60 days from signed contract to closing. Cash deals can close faster; anything with financing is paced by the lender.
