No, it does two different jobs. The first is whether you get approved at all, and that bar is lower than you think. The second is the interest rate you are offered. Two buyers can be approved for the same house, but the one with the lower score usually pays a higher rate, which means a bigger monthly payment for the exact same loan. The goal is not to clear some magic number, it is to get approved now and improve the score to improve the rate.

If you are buying a co-op, the co-op board is a second gatekeeper with its own rules on top of the bank, often a stronger financial profile and a larger down payment, sometimes 20% or more. On a house or a condo there is no second layer, which is one reason they can be more forgiving for a first purchase.
Two things move it the most. Pay every bill on time, because payment history is the single biggest factor and one missed payment does real damage. And get your credit card balances down relative to your limits, because high utilization drops your score even if you never miss a payment. Do not close your oldest card to tidy up, length of history counts. Pull your score for free first so you know your real starting point.
