DUMBO is the most homogeneous housing market in Brooklyn. PropertyShark counts 1,964 condo units, one co-op, four single-family homes and three other residential properties in the neighborhood — a total of 1,972, of which 99.6% is condo. There is effectively no co-op stock and no house stock to speak of. Every buying decision in DUMBO is a condo decision.
That uniformity is why the conventional wisdom about cash here deserves a hard look, because the conventional wisdom is wrong.
Do cash buyers actually get a discount in DUMBO?
Less than most buyers assume, and Brooklyn is the wrong borough to expect leverage from cash. The Real Deal's analysis of New York City condo filings, published February 23, 2026, found that 22% of Brooklyn condo deals closed all cash in 2025, down 3.3 points from roughly 25% the year before — the steepest decline and the lowest share of the four boroughs, against 34% across the city's condo market overall and north of 41% in Manhattan. Cash is not the default in Brooklyn condos; it is the minority. Where cash does carry real weight is at DUMBO's price point specifically: a Realtor.com analysis reported by HousingWire on August 18, 2026 found that across the first four months of 2026, more than 40% of homes priced above $1 million sold without financing and a majority of homes priced at $2 million or more were bought with cash. DUMBO's second-quarter median sat at $1,825,000, squarely inside that band. So the advantage is real, it is a function of price tier rather than of the borough, and it is narrower than a seller's agent will tell you.
Why do two sources give DUMBO two different medians $225,000 apart?
Because they are measuring different windows with different data. PropertyShark recorded a DUMBO median sale price of $1,825,000 for the second quarter of 2026, down 1.6% year over year, on 37 recorded sales, with median price per square foot of $1,573, up 7.0%. Redfin, measuring the trailing three months ending August 2026, reported $1,599,228, down 2.5%. That is a gap of $225,772, or 12.4%, on the same neighborhood in the same year. PropertyShark reads recorded deeds; Redfin blends MLS and public records over a rolling window. Neither is lying. The takeaway for a cash buyer is that a single published median is not a negotiating position, and the quarter-to-quarter swing confirms it: DUMBO printed $2,277,500 on 24 sales in the first quarter of 2026 before falling to $1,825,000 on 37 sales in the second. Volume rose and the median fell, which is a mix story, not a price collapse.
What should a cash buyer check before closing on a DUMBO condo?
Three things that a financed buyer's lender would otherwise force into the process for you. First, flood exposure: PropertyShark places 11 of DUMBO's 24 condo buildings in a flood zone and 14 in a hurricane evacuation zone, and Redfin's First Street data puts 46% of DUMBO properties at risk of severe flooding over 30 years. Waiving financing does not waive the water. Second, the building's financials and reserve position — there is no bank underwriter checking them on your behalf, and a special assessment on a waterfront building is a real number. Third, the negotiating posture the current market actually supports: Redfin recorded a DUMBO sale-to-list ratio of 99.4% with 0.0% of homes selling above list and 42.2% taking a price drop, up 16.5 points year over year, on a median 59 days on market. Nothing is selling over ask and four in ten listings are cutting. That is a buyer's position, and cash sharpens it.
Is DUMBO a good place to buy a condo in 2026?
It is a good place to buy if you want a specific kind of asset and you are honest about the flood question. DUMBO's population is roughly 4,497 with an average household income near $232,569, the neighborhood is 64.1% renter-occupied against 35.9% owner-occupied, and the median year built is 1956 — converted industrial buildings, not new towers, despite the neighborhood's reputation. DUMBO trades at roughly 2.1 times the Brooklyn borough median, which PropertyShark put at $860,000 for the second quarter of 2026. Transaction volume is thin by historical standards: 24 and 37 sales in the first two quarters of 2026, against 95 and 119 in the same quarters of 2022. Thin volume means every closed comparable carries outsized weight in a valuation, which is exactly the condition under which a buyer with cash and patience does well.

“Joseph is amazing! I can't recommend him highly enough. My house sold the very next day after it appeared on the MLS listing and it sold for 38,000 more than the asking price! Joseph made what is often a notoriously stressful process into something relatively painless. He let me know what to expect every step of the way. I also want to add that Joseph is an active participant in the Staten Island community and he cares about making and keeping connections.”
