When do NYC property tax bills arrive for fiscal year 2027?

NYC property tax bills for fiscal year 2027 start arriving in mailboxes the first week of June 2026. The first payment is due July 1, 2026. The NYC Department of Finance mails bills approximately one month before the payment due date. If your home is assessed at $250,000 or less, you pay quarterly. Why will most NYC homeowners not see their property tax bill?

Most NYC homeowners will not see a physical tax bill for three reasons. First, if your mortgage includes an escrow account, your lender pays the property tax directly from escrow funds. Second, many homeowners are enrolled in auto-pay through the NYC Department of Finance website. Third, the city has moved heavily toward paperless billing. If you have not opted into paper billing, you may only receive an electronic notification.

What are the NYC property tax due dates and grace periods?

If your home is assessed at $250,000 or less, you pay quarterly with due dates on July 1, October 1, January 1, and April 1. Each quarterly payment has a 15-day grace period.
