How This Works & Why It’s Compliant
The Deal Room is not a listing service. I do not hold listing agreements on the properties shared here unless explicitly stated. I am not marketing properties for sale on behalf of sellers.
What I do: Through my work in the Staten Island and Brooklyn markets, I become aware of homeowners who have expressed a willingness to sell – but have not listed their property and have not entered into a listing agreement with me or any other broker. The Deal Room connects buyers with these potential opportunities through direct, one-to-one conversations.
No listing agreement = no MLS obligation. These opportunities are not subject to the MLS Clear Cooperation Policy because there is no listing to submit. When I do hold a signed listing agreement, that property is submitted to the MLS in full compliance with CCP and SIBOR rules before any marketing occurs.
Any on-market properties featured in The Deal Room are already listed on the MLS with supplemental commentary. A Buyer Representation Agreement is required before touring or submitting an offer on any property sourced through The Deal Room.
